Today, we are glad to announce exciting updates coming to the TenantCloud property management system. As part of our ongoing work to deliver one of the richest property management experiences on the web, we are rolling out the features that will help you to be more efficient, time savvy, and take your property analysis experience to the new level.

Calculators
We’ve started building our most anticipated investment portal we’ve been thinking on for long. This release, we’ve added two calculators that will help track and plan your finances for the real estate properties. They include Amortization and Depreciation trackers.
Amortization tracker allows tracking loans that are connected to your properties and separate the interest from principal in your tax preparation report. Fill in your loan amount, interest rate, period and start date, and you’ll get a downloadable table and graphs with all the monthly payments scheduled, the principal and interest amounts owed, and other details.
Depreciation Tracker allows tracking annual depreciation for your residential and commercial rental properties. Enter the depreciation details and you’ll get the beginning and end book value, depreciation expense and accumulated depreciation calculated. The table and graphs are downloadable.
Tenant Screening
Hurray! You can now buy a credit report for a tenant via TenantCloud too. We partnered with SmartMove Credit check by RentPrep that provides all the info you need to know about the financial situation of your potential tenant. Be it bankruptcy or judgment, you will be informed with no tenant involvement needed. Request the tenant to pay for the report or buy it yourself.
Reports
In the new Screenings Report, you can view all tenant screenings ever performed in one place. It’s really a treasure for those landlords who own a bigger amount of units and are constantly searching for new tenants. For better navigation, select a specific date range in the report filter to include reports for a specific property, unit, report provider, and type of the report package.
Insurance
In the recent release, we have partnered with Assurant and made it possible for landlords to require buying rental insurance from tenants when moving them in. This time we’ve come a little further and added the ability for tenants to buy Insurance at any time. We believe it’s very important to provide everyone with the insurance, as it covers not only the landlord’s property if the rental is damaged, but the tenant’s personal belongings too.
The release includes also many other small improvements and bug fixes.
