TenantCloud: We partnered with TransUnion and TazWorks to offer a robust screening report with 10 bundle options available, including Income Insights and much more. OurTurboTenant: TurboTenant offers basic tenant screenings, which include background checks, credit checks, eviction history checks, and bankruptcy checks through TransUnion. However, criminal records are only available for 24 states. Users do not have the option to select specific tenant screenings, and the screening fee is determined by the landlord's plan. For the free version, tenants will pay $55, while for the premium version, the fee is $45. Also, the application fee is always paid by a tenant.
TenantCloud: On all plans, users can advertise on Rentler, Realtor, and Apartments.com with one click at no additional cost. For an additional $30, you can promote rentals on over 20+ popular Internet Listing Services (ILS), including Rent.com, RealtyStore.com, Redfin, Rentals.com, Oodle, Apartment Guide, RentalSource, Rentalads.com, and Zumper.
TurboTenant: TurboTenant market listings on their own platform and will try to syndicate to different ILS within 48 hours. However, some users online have raised concerns about occasional unexplained blocking of listings, leading to the suspension of their TurboTenant profile without explanation.
TenantCloud: You can set up daily, weekly, bi-weekly, and many other recurring invoice options on TenantCloud. TenantCloud also accepts online payments via credit, debit, ACH, and more with no hidden fees for connecting your bank. You can add virtually legal entities and bank accounts on TenantCloud and automatically route transactions to specific accounts. Need to refund a payment such as a security deposit back to a tenant? You can do that on TenantCloud online. Once your account is verified, payments are processed even faster, and tenants can make payments directly through our Tenant App, too.
TurboTenant: Platform allows landlords to accept rent via ACH, debit, and credit cards. If you want to create recurring invoices on a daily, weekly, bi-weekly, semi-monthly, quarterly, or any other type of recurring invoice other than monthly, you’ll have to look elsewhere. TurboTenant only offers the option to set up recurring monthly invoices.
TenantCloud: TenantCloud provides a comprehensive suite of landlord documents, starting with the Growth plan. These include state-specific forms, tax-related forms, addendums, security deposit receipts, and property management agreements. Users have the ability to create their documents right in their dashboard or download PDFs, ensuring you can have everything you need signed online with eSignature.
TurboTenant: TurboTenant provides state-specific lease agreements, but the price for a single lease agreement will cost $59 on a free plan and TurboTenant does not create a written agreement or legal document. Users must pay $199 for specific forms on a free plan, however, users cannot generate any tax preparation forms.
TenantCloud: TenantCloud provides a range of essential reports, starting with the Starter plan at $15.60 per month. With the Growth plan, you can easily generate nearly two dozen reports, including the 1099-NEC and 1099-MISC forms, directly from the dashboard, simplifying tax season. The Tax Preparation Report aligns with IRS Schedule E categories and offers clear insights into your financial data, available in both Excel and PDF formats.
TurboTenant: TurboTenant does not include integrated accounting features, requiring users to go to REI Hub for an additional fee. This involves using a separate login and learning a different system. Pricing is $15/mo for the first property and then $5/mo per additional property.
TenantCloud: The TenantCloud platform provides a comprehensive maintenance management system across all subscription tiers, allowing landlords to track repair requests, coordinate with service professionals, and manage invoices. Pro and Business plans also feature a maintenance board for enhanced task organization. Plus, with the built-in Move-in/Move-out inspection tool, landlords and tenants can submit direct maintenance requests if they find a maintenance need during their walkthrough. Need to create maintenance-ticket-related invoices, or pay a service provider? Not a problem — You can do all of that, too!
TurboTenant: The platform provides basic maintenance management for users, including tenant request management. Users must subscribe to Lula Maintenance Solution and pay an additional monthly fee to access automation, vendor services, recurring requests, and tracking.
